Lynian Keyholder Services are a family run property management business based in the Larnaca area and we will look after your property and your needs as if they were our own.

We carry out all cleaning, maintenance and security measures personally.

We never sub-contract these duties to third parties nor third persons.

Our Personal Approach means you can relax in the knowledge that:

  • Your property will always be fresh and clean ready for new arrivals.

  • Linens will be changed and laundered.

  • Your property will be checked regularly when your not there.

  • Your post and keys will be stored securely.

  • Your electrical appliances will be switched on/off (as per your requirements).

  • Your garden will be maintained.

  • Your utility meters will be read - to detect abnormalities i.e. high usage, burst pipes etc....

These services are offered on a one off basis or by a contract period. We will always tailor our services to suit your needs.

We have the experience and ability to carry out most repairs and enhancements to your property, such as internal fixtures and fittings and external additions such as walls, fencing, pergola, slabbing etc....Details

As part of our property management portfolio we offer a Car Care Service for those customers whom keep a vehicle in Cyprus.    Details

We also offer a Shopping Service for you or your guests at a nominal fee.

We are only an e-mail or a phone call away and will take personal care of your property.

All prices quoted on this site are in Euros but we can offer a quote in GBPs for your convenience.

We will manage your property on an on-going basis using quarterly - 6 monthly or yearly contracts.

The Premier Service rates are in addition to our 'Complete Service' rates.

COMPLETE CLEAN

Main clean when occupants have left the property.

  • Your property will be cleaned thoroughly ready for your next guests. All cleaning will be carried out by us personally to ensure that the highest standards are maintained.

  • All rooms will be cleaned, dusted and vacuumed as required.

  • Floors, patios and balconies will be brushed and washed.

  • Internal windows and external windows to patios and verandas will be cleaned as required.
    (Other external windows will incur an extra charge)

  • Secure Keyholding Service ( if required)

  • Bed linens and towels laundered.

  • Laundry charges are based on two occupants. Higher occupancy numbers are charged at €7.00 (Euros) per additional person.

REFRESH SERVICE

A 'Refresh' may be required if your property has been empty for a period of time.

  • Your property will always be fresh and clean ready for new arrivals.
  • Air the property.
  • Make beds.
  • General tidy and dust.
  • Refresh toilets, sinks, and showers.

MID-LET CLEAN

Clean the property mid-way through the letting period.

  • Your property will be cleaned thoroughly. All cleaning will be carried out by us personally to ensure that the highest standards are maintained.

  • All rooms will be cleaned, dusted and vacuumed as required.

PROPERTY MONITORING SERVICE

Your property will be checked weekly for security and the service checks listed below will be performed as required.

  • Security checks on all doors, windows and shutters.

  • Electrical units checked and switched off if the property is going to be vacant for an extended period.

  • Utility meters read regularly to check for abnormal usage.

  • External fixtures and fittings are intact.

  • Outside furniture put away as required.

  • Freezer unit defrosted (when required).

  • Kettle de-scaled (when required).

  • Air conditioning filters cleaned (when required).

  • Check your post and pay your bills (if required)

  • 24/7 call out for emergencies.
All current reports will be e-mailed to you on a regular basis.

All additional costs are extra, e.g. Postage to the UK - cost of repairs.

We will be on hand for any problems that may occur, whether your property is occupied or empty.

As you will see from the above list you will have peace of mind knowing that your property and guests will be looked after in a personal, professional and caring manner.

SECURE KEYHOLDING SERVICE

This service is provided as part of our standard services.

We will need copies of any keys necessary to gain access to the property.

Your keys will be held in a secure environment on our premises.

An inventory check is very important when letting your property.

Our inventory check is set up by yourselves.

We will perform a full inventory check according to your list and we will supply you with the result as soon as is possible.

MEET AND GREET SERVICE

This service is different depending on whether we are key holders, where we will meet your guests on arrival, or non key holders (which means you are supplying your guests with a key) and we will meet them on the day or the day after their arrival.

If we are key holders we will meet your guests at the property, show them in and hand over the key. We will also spend a short time explaining the local amenities, places of interest, buses, taxis, car hire etc…

POOL MAINTENANCE SERVICE

Our 'Pool Maintenance' service is carried out by us personally and covers all aspects of regular pool maintenance including:

  • Checking of filters
  • chemical balances
  • The removal of dirt and residue from the water

Any problems which may need specialist parts or additional costs for repair will be reported to you immediately.

Quotes will be on an individual basis depending on the size of the pool.

Prices start from €80.00 (Euros) per month for 2 visits per week on a standard pool.

We also offer an additional service to bring your pool up to a usable standard if it has not been maintained on a regular basis for some time.

GARDEN MAINTENANCE SERVICE

Our garden maintenance service covers the general care of your garden from weeding and watering to fencing and slabbing. making sure your garden looks healthy for the arrival of your guests.

Price €12.00 per man hour for normal garden maintenance.

Other work will be quoted for on request.

SHOPPING

We offer a Shopping Service for you or your guests which will allow you/your guests to enjoy your time in Cyprus without the drudgery of spending hours in a supermarket queue.

We will do the shopping for you or your guests at the supermarket of you/your guests choice.

If we are 'Keyholder' then we can deliver the shopping before you or your guests arrive.

If we are not 'Keyholder' then we will deliver as soon as is practical after arrival, as some goods need to be delivered in cold storage containers due to the extremes of heat during the summer months in Cyprus.

This service is offered at a nominal fee of €10.00 (Euros). If your bill is over €200.00, (Euros) then the charge will be 5% of the total bill.

We will always supply you with the bill for your own files.

EXTERIOR WINDOW CLEANING SERVICE

As part of our service we will inform you if your exterior windows need cleaning.

This service is operated on an ’as needed’ basis but regular cleaning can be arranged.

CAR CARE SERVICE

We offer a Care Care Service for customers who have a vehicle that they keep in Cyprus.

Your vehicle can be unused for long periods of time and consequently can become dirty and/or difficult to start.
Sometimes a vehicle is kept at a property to be used by your guests or as an addition to the rental of the property.
We can arrange for regular cleaning, M.O.T. tests, road tax & insurance payments, damage checks after your visitors have left and arrange for any repairs as may be neccessary.

Example of a popular scenario:

  • We clean your vehicle inside and outside ready for you/your guests arrival.
  • We check tyres and lights for faults.
  • We check to ensure that your vehicle starts in a proper manner.

prices:

Small Car (e.g.) Mini, Yaris etc.. €30.00 - (Euros)

Medium Car (e.g.) Avensis, Focus etc.. €35.00 - (Euros)

Large Car/truck/rv (e.g.) land Cruiser, Jaguar etc.. €40.00 - (Euros)

There will be an additional cost for any replacements which may be needed.

Replacement items will only be obtained after consulting you.
